# Estates

{% hint style="warning" %}
**EXPERIENCE PUBLISHING**\
Our [**Experience Publishing**](https://app.gitbook.com/s/83PS3g9zpWmq73xzlwFn/game-maker/publish-experiences) tools currently require owning an Estate to launch an Experience of any size other than 1x1. Experiences also must be placed on LANDs in your Estate in the exact orientation as they were created in Game Maker. The tools will evolve to remove these limitations.
{% endhint %}

## Estates

An Estate is a group of 1x1 LAND NFTs that have been merged together into a larger parcel.

Estates can be bought readily-assembled or formed by combining 1x1 LANDs that are adjacent to each other. You can split an Estate into smaller sizes or into 1x1 LANDs.

## What sizes do ESTATEs come in?

| **ESTATE Type** | **ESTATE Size** | **LANDs per parcel** |
| :-------------: | :-------------: | :------------------: |
|      Small      |       3x3       |           9          |
|      Medium     |       6x6       |          36          |
|      Large      |      12x12      |          144         |
|     X-Large     |      24x24      |          576         |

## Why Are Estates Useful?

The Sandbox metaverse Map is constructed of neighborhoods, and Estates are focal points that draw more users to play in certain areas because the LAND owners can shape gameplay across space and time in creative ways with larger connected LANDs.

Many Estates are owned by Partners of The Sandbox and are surrounded by Premium LANDs, which both gain more player traffic due to their location next to Estates. Estates can create a culture of a neighborhood, which will constantly be changing over time as new Experiences are launched.

## Experience Shapes & Layouts

{% hint style="info" %}
For best performance, the maximum recommended size of an Experience is currently 2x2. You can also create 3x1, 1x3, 2x1, 1x2, and 1x1 Experiences. This may change as our creative software evolves with more features and improvements.
{% endhint %}

If you plan on creating more than one Experience, you will need to consider how you will arrange your LAND for user flow among different Experience types by size and shape.

### Varied Experience Types, Similar Theme

Using combined LANDs, such as Estates, you can mix and match Experience types, using some LANDs for social hubs, minigames, Galleries, and more.

### Make a Metagame Across Experiences

You could even create a series of Experiences as chapters for a larger metagame with increased difficulty, interesting plot twists, limited access levels for players who achieve certain criteria, and more. Launch over time for big events or launch all at once.

{% hint style="warning" %}
Progression across LANDs is not currently available. Each LAND's experience will need to have quests of its own. However, this may change in the future. NFT gating can be used to create a flow through more than one Experience.
{% endhint %}

Here are some examples of Experience layouts using adjacent lands, which is commonly done within Estates:
